Septic Questions

We had a lot of people ask about our septic problem.

1- we do have a home warrenty but it doesn't cover pre-exsisting conditions or septic systems
2- we tried to have an inspection but when they went to inspect it they found that the garage had been built on top of it. They wouldn't inspect it then. We got a bid of $11,000 to fix the problem. The sellers wanted a second opionion which was reasonable. They asked a co-worker who does sewer and septics how much it would be to move the septic tank. He said $2300 for a new tank. We agreed to split it with us.

When we moved in we discovered that there were major problems and when they went in to fix it it was a huge mess so we are currently asking the former owners to pay half. We did spend an extra $1,000 to upgrade to a larger tank which we did not ask them to pay for.

We will see how it all turns out. I will keep you updated! Tawra

Doesn't sound like the septic or garage was done to code. Any help from the town/county/state on resolving this problem?

Tawra & Mike -
I'm so sorry to hear of all the extra expense of your septic problems. I looked at your photos and the new house is beautiful - what a wonderful master bedroom and bath you have to relax in now. :) God is soooo good. I'm the last one to suggest this, but can't you sue the former owners for all your costs, including lawyer and court cost? There's a time and place for litigation, and I don't think it applies very often, but this is severe. Maybe the former owners would agree to pay all costs, except upgrades, instead of going to court.

It's so sad to see this happen to you.

I am so sorry that you have run into so many extra repairs and expenses with this new home. I know it is going to be a real blessing to your family when it is fixed, but for now it is tough.
I don't understand how in the world it passed the inspections for financing. I know that when we brought our house the inspection was thorough and many many things were found and fixed BEFORE we brought the house. It seems to me the owner of this house must have known the garage was prone to flooding...I just hope it is all fixed now and there will be no more surprises. Best of luck to you. Roxie

I am sorry you are having so many problems. How very disappointing. I was wondering, just for info purposes, when we buy. If you had the inspections, had the closing, etc. how does the previous owner have responsibility to fix the problem. I just figured it you got that far in the purchase, it would be a "buyer beware" type of situation. Does the law hold the previous owner reliable under certain circumstances??? Is this different in different states? I was just curious because I just assumed tha once you signed the papers, all the problems were yours. Understanding this process would be helpful to know for future purposes. I would be prone to go ahead and pay, probably the kind of foolishness that has us in such a tight spot financially at present!!!!!

I sure hope things work out for you all soon.
